When it comes to PAT testing, the type of goods referred to are usually found in the kitchen. These are appliances and include toasters, kettles, blenders, microwaves etc, and are supplied with the rental. These aren’t included under the new statutory electrical testing regulations, but it is a good idea to have PAT testing in rental properties on a reasonably regular basis. And, in fact, it makes perfect sense to have these tested at the same time as the electrical supply checks.

If you’re a private landlord, you may already be aware of the law regarding rented residential electrical testing. That is, under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, landlords must ensure all electrical installations in their rented properties are checked at least every five years. The test itself is called an Electrical Installation Condition Report (EICR). This involves checking the lighting, switches, sockets, consumer units and protective bonding etc.
In addition, the inspections must be carried out by a competent electrical professional like ourselves. A competent person is someone who is qualified under the latest version of the wiring regulations (BS 7671), with at least two years’ experience under their belt.
